assumed that the cooling tower is operated 100 days per year for 11 hours per day, Based
on a 2.5 gpm water usage per 100 ton capacity, water use for cooling is estimated at
1.073.0001!:allons per year, Water use for cooling is assumed to be the same before and
after remodeling, Cooling tower water use is not metered,

Cooling tower water use includes water lost through evaporation, drift, and normal
blowdown operations, Of these water uses, only blowdown goes into the sewer system,
However, sewer charges are being assessed on the entire amount. By metering and
monitoring cooling tower water uses, sewer charges could be reduced, The State should
contact Denver Wastewater to discuss doing a "Water Loss Study" for cooling tower usage,
Kitchen Use - A cafeteria is located in the State Services Building that serves breakfast and
lunch five days per week. The cafeteria is also newly remodeled and has a total seating
capacity of approximately 200 people, It has just recently started operation, Estimated
water use for the cafeteria is projected to be 104.000 l!allons per year, assuming 200 meals
per day with a total water use of 2 gallons per meal, This includes meal preparation,
dishwashing, cleaning and sanitation, Ice makers in the new cafeteria are air-cooled,

Prior to the renovation of the building, a smaller cafeteria was located in the basement of
the facility, An estimated 50 meals per day were served in the old cafeteria, Based on the
same water use assumptions, kitchen water use prior to remodeling is estimated at 26.000
l!allons per year,

Washinl! & Sanitation - Washing and sanitation water use includes general janitorial clean-
up, This clean-up normally occurs during the evening on normal working days, or
approximately 260 days per year, Assuming 20 gallons per floor, with eight floors, annual
water use for this pUl]Jose is approximately 46.000 l!allons.

Landscape Irrigation - Water is used for landscape irrigation on this site, Prior to
remodeling, the tree lawn areas adjacent to this building and also in front of the State
Parking Garage received its water through this meter. In 1992, the parking lot west of the
building was landscaped with shrub beds. This landscaping is also fed through this meter.
Lawn areas adjacent to the building and in front of the State Parking Garage cover
approximately 3200 square feet of area, Based on supplemental irrigation requirements for
Kentucky Bluegrass of 18 gallons per square foot, irrigation usage was estimated at 57,000
gallons per year, There is 1000 square feet of shrub area adjacent to the building, Based
on 4 gallons per square foot of supplemental water, another 4,000 gallons per year was
applied to these shrub areas, Annual irrigation water use to lawn areas and shrub areas
adjacent to the building is estimated at 61.000 l!allons, Portions of the irrigation system
adjacent to the building were updated along with the building renovation, This represents
annual landscape irrigation usage prior to remodeling,
