7.15 Access: The project will be accessed via a new haul road within an easement across <br />private property. This new road will connect to 15 Road, which then connects to US 6&.50. <br />Access permit approval from CDOT for this intersection will be required prior to final <br />Commercial Site Plan approval. <br />7.16, 7.17. 7.18 (streets and roads, circulation and street layout, street naming): These sections <br />are not applicable. <br />7.19 Posting of Addresses on the property must comply with the requirements of Section 7.19 of <br />the Land Development Code. <br />7.20 Intersection and Driveway Visibility: The project will not impact intersection and <br />driveway visibility described in Section 7.20.2 of the Mesa County Land Development Code. <br />7.21 Land dedication and fee in lieu: This section is not applicable. <br />7.22 Fees in Lieu of Improvements: A transportation impact fee (TIF) is required for the subject <br />application. The TIF of $23,982.48 will be required prior to final Commercial Site Plan <br />approval. <br />7.23 Stormwater: The applicant will obtain applicable stormwater discharge permits from <br />CDPHE. A copy of the approved permits should be provided for inclusion in the project file <br />prior to final Commercial Site Plan approval. <br />Section 3.1.16 Compliance with Mineral Extraction Poligx This facility will not preclude the <br />extraction of mineral resources. The operation of this facility will allow the continued extraction <br />of coal from the McClane Canyon Mine. <br />V. PUBLIC COMMENTS: <br />No public comments have been received as of the date of this report. <br />VI. REVIEW COMMENTS: <br />All review agency comments received have been attached to this report and included in the <br />project file. <br />5 <br />
