7.3 Large retail projects: This section is not applicable. <br />7.4 Outdoor Storage. Trash Collection and Loading Areas: All outdoor loading and storage <br />operations are occurring central to the site in a heavy industrial area. Loading operations are <br />located more than 3000 feet from the nearest residence. <br />7.5 Open Space and Parks: This section is not applicable. <br />7.6 General Site Planning Standards: The subject property is not located in any geological or <br />wildfire hazard areas. Compliance with Fire Department comments will be required as a <br />condition of approval. There are no ridgelines present on the site. Site grading will be consistent <br />with the submitted grading plan and comply with all Development Engineering comments. <br />Lighting must comply with the requirements of Section 7.6.7 of the Land Development Code. It <br />does not appear that agricultural operations will be impacted by this project. It does not appear <br />that this property is located in an area that is traditionally hunted because it is separated from the <br />Colorado River by Interstate 70. <br />7.7 Grading and Drainage: A full grading and drainage plan has been provided by the applicant. <br />Development Engineering has provided several comments on the plan as well as the roadway <br />plan. A response to these comments will be required prior to final Commercial Site Plan <br />approval. <br />7.8 Potable Water: The subject property is located within the Ute Water Conservancy District. <br />The district has no objections to the proposed application. <br />7.9 Fire Protection: The Lower Valley Fire Protection District has provided comments on this <br />application, and compliance with these comments will be a condition of approval. <br />7.10 Wastewater: The original proposal included provisions for a chemical toilet on -site. <br />Comments from Mesa County Environmental Health as well as the Building Department indicate <br />that restroom facilities served by an ISDS will be required. <br />7.11 Monumentation: This section is not applicable. <br />7.12 Irrigation Canals and Laterals: No objections were received from applicable drainage and <br />irrigation companies, and facilities will not be impacted by this project. <br />7.13 Floodplain: The applicant has submitted a CLOMR for review by FEMA. Approval of <br />this application is required prior to issuance of the final Commercial Site Plan approval. <br />7.14 Traffic Impact Analysis: A Level 2 TIA has been submitted with this application and to <br />CDOT. A final copy of the TIA, including any revisions required by CDOT, should be provided <br />for inclusion in the project file prior to final Commercial Site Plan approval. <br />4 <br />
