• <br />III. COMPLIANCE WITH MESA COUNTY REQUIREMENTS: <br />The Planning Director may approve a Minor Site Plan application if the Planning <br />Director determines that the proposed development will comply (with conditions of <br />approval) with all applicable requirements of this Land Development Code, including, <br />but not limited to the Use Regulations in Chapter 5, Density and Dimensional <br />Standards in Chapter 6, and the Development Standards in Chapter 7). <br />The subject property is zoned Agricultural, Forestry, Transitional (AFT). This toad out area <br />was originally constructed and approved as part of the mining operations on site. "Mining" is <br />permitted with a Conditional Use Permit within the AFT zoning district in Table 5.1, the Use <br />Matrix. A Conditional Use Permit (C100-76) was approved by Mesa County for use of this <br />site and was last reviewed and approved by the Board of County Commissioners on <br />November 27,1990. The proposed use will be located entirely within the existing load out <br />which meets the densityand dimensional standards in Table 6.l.of the Land Development <br />Code. <br />Development Standards -Chapter 7 <br />Upon compliance with the conditions of approval, this project meets all applicable <br />development standards of Chapter ?. <br />The Regional Transportation Planning Office has reviewed the application and issued a <br />Notice of Intent (NOI 06-41) which determined that the access to the site via I 9/10 Road is <br />acceptable for the proposed land use application. In accordance with the Notice of Intent, the <br />Colorado Department of Transportation (CDOT) also reviewed the proposed traffic from this <br />land use and' determineci~ that no CDOT permit would be needed for use of the I-70 access. <br />The Mesa County Floodplain Administrator reviewed the application and determined that the <br />project is in a "NON FIRM FLOODPLAINAREA - USE OF SIDING IS ANACCEPTED <br />USE OF EXISTING DEVELOPMENT POTENTIALLY IN A FLOODPLAIN'. <br />The Mesa County Public Works, Development Engineer indicated that he has "no comments <br />on the information submitted. Steps will. have to be taken to limit tracking of material onto <br />County road. Operator will be responsible for clean up if tracking occurs." <br />Transportation Impact Fee (TIF) <br />Per the Regional Transportation Planning Office, no Transportation Impact Fee is required <br />for this land use application as no structures or significant changes in land use are proposed <br />with the application. <br /> <br />A15-2-2 <br />
