PERPETUAL EASEMENT <br />KNOW ALL MEN BY THESE PRESENTS, that we the undersigned, Scott Ray <br />Brennise and Sheila Marie Brennise (Grantors), for good and valuable consideration, the <br />receipt whereof is hereby acknowledged, do hereby grant unto 4B Land & Livestock <br />LLC, a Colorado Company (Grantees), their. successors and assigns (subject to easements <br />and encumbrances of record) a perpetual, non exclusive easement for access to and egress <br />from and for the benefit of and appurtenant to the land South of the Yampa River <br />described in the Warranty Deed, dated January 4, 2008 from Robert Edwin Duzik to <br />Scott R. Brennise and Sheila M.
