?t <br />Exhibit A <br />A parcel of land lying South of the centerline of the Yampa River and located in the E%NE'/, <br />of Section 3, T6N-R90W and in the SEIASE'/. of Section 34, T7N-R90W of the 6th P.M. <br />Moffat County, Colorado and being more particularly described as follows: <br />Beginning at the E%, Corner of said Section 3; <br />thence N00°36'20"E, 2560.10 feet to the NE Corner of said Section 3; <br />thence along the East line of the SE'/.SE'/. of said Section 34, N00019100E, <br />317.0 feet, more or less, to the centerline of the Yampa River; <br />thence along the centerline of the Yampa River in a Southwesterly direction <br />approximately 1965.0 feet to the West line of the E%NE'/. of said Section 3; <br />thence along said West line S0003013511W, 1735.0 feet more or less to the <br />SW Corner of said E%:NE%.of said Section 3; <br />thence along the South line of said E'/NE'/., N88159'49"E., 1326.42 feet to <br />the point-of-beginning. <br />The East line of the NE'/. of said Section 3 is considered to bear N0003612011E, between <br />G.L.O. Brass Caps at the E%a Corner and a witness corner to the NE Corner of said Section 3. <br />TOGETHER WITH: two easements granted herein shall be used for agricultural and ranching purposes, <br />including hauling of livestock and crops, moving of farm machinery and equipment, caring and tending <br />livestock and growing crops, the care and maintenance of the two easements, and all other uses necessarily <br />incident thereto, as granted by James H. Ross and Kathleen H. Ross to George A. Duzik and Evelyne Duzik, <br />dated July 28,1992 and recorded in Book 657 at Page 192, and more particularly described as follows: <br />The Primary Easement being described as commencing at the main gate on the Southern Boundary of the <br />Servient Estate and following what is commonly known as the Deep Cut Ditch Road, to the existing gate <br />at the Southern boundary line of the Dominant Estate. The location and width of the Primary Easement <br />shall be the same as the Deep Cut Ditch Road as it presently exists. <br />The Secondary Easement shall also commence at the main gate on the Southern Boundary of the Servient <br />Estate and follow the Southern and Eastern boundary line of the Servient Estate to the existing gate on the <br />Southern Boundary of the Dominant Estate. The Secondary Easement shall be twenty (20) feet in width and <br />will follow as near as reasonably practicable along the boundary line. Whenever practicable, Grantees shall use Primary <br />Easement.
