The southwest'/a of Section 11 and northwest'/a of Section 14 <br />was the site of the Brookside, Prospect and Canon City coal mines. <br />The current land use according to Fremont County Department of <br />Planning and Zoning is Agricultural Forestry in Sections 11, 12, 13 <br />and 14 (Exhibit D). Adjacent land in Sections 12 and 13 are <br />Agricultural Living (Exhibit D). <br />Sections 23, 24 and the south'/2 of the southwest'/a of Section 13 are <br />within the town of Williamsburg city limits. All land use within <br />• Williamsburg city limits is one family residential structure per site. <br />Alternative uses must be presented to the Town Board. <br />Brookside city limits extend into Section 11, the very northern portion <br />of the permit area. Land use in this area is Steep Terrain-Slide Area <br />Overlay and Estate Residential Zone District (Exhibit U). The region is <br />characterized by 30% slope grades or greater and designated not safe <br />for development. The area with gentler than 30% slopes may be <br />developed as very low density single-family residences with large lots <br />that can possibly accommodate livestock. <br />Within the general area, land has been utilized as undeveloped <br />rangeland or temporarily converts to mining uses. Some agricultural <br />pasture exists to the east of the permit area but is limited by the <br />availability of water. There have been no significant land use changes <br />in the area within the past five years. <br />Surface Facility Site Description <br />The proposed Northfield surface facility will impact approximately 20 <br />acres and will be located in Section 13, north of County Road 79. The <br />surface operation will consist of a mine portal, processing equipment, <br />haul roads, stockpiles and administrative offices. The hydrologic <br />monitoring hole NF-02 is located at the northern most end of the <br />proposed site. <br />2.04-3 <br />
