' Banks and Gesso, LLC <br /> Water Rights <br />1 The applicant owns three alluvial wells, located on the property. The two high <br /> capacity wells each have historically been valued at 200 acre-feet per year for <br /> irrigation purposes. These water rights will be converted for the consumptive use <br /> of groundwater exposed due to aggregate mining, losses due to product washing <br /> and hatching of concrE;te and dust suppression on the site for the first year. The <br /> second year of mining will create a deficit in replacement, therefore the applicant <br /> intends on supplementing on site water rights for this year. <br /> A Floodplain Development Permit Application will be submitted to Adams County. <br /> No disturbances or construction will take place in the floodplain until the permit <br /> has been approved. <br /> <br /> <br /> <br /> <br />~l <br />~J <br /> <br /> <br />1 <br /> <br /> <br /> <br />9.0 Open Space and Trails <br />The Adams County Retgional Park is present to the north and west of the <br />property. A trail system is planned west of the property along the South Platte <br />River. The Comprehensive Plan contains no recommendations for a trail through <br />the subject property, however it does show a trail on the south side of the <br />property along the 120th St. future alignment. The applicant will cooperate with <br />the County on its needs for this trail alignment. <br />The Site Plan Map shows a "river bank protection line". There are approximately <br />15-acres west of this line that will be subject to a flowage and maintenance <br />easement granted to the Urban Drainage and Flood Control District. This <br />easement will be perpE;tual and is conditional upon the applicant receiving all <br />necessary permits and approvals for the proposal. <br />The applicant is willing to enter into discussions with the County as to the <br />ultimate disposition of 1:his 15-ace portion of the property. <br />10.0 Noise <br />The operation will meet Colorado statutory noise standards for industrial land <br />uses. The operation will also commit to proper mufflers on al vehicles, <br />minimizing use of fake brakes, reducing the sound level on back-up beepers to <br />the lowest level allowetj by law, and enclosing the batch plant.
