Banks and Gesso, LLC <br />APPROVAL CRITERIA <br />Rezoning: <br />1. Will the rezoning comply with the requirements of the Zoning Regulations <br />and the area in which it is to be located? <br />No immediate development is proposed for the rezoned lot, and all <br />applicable zoning regulations will be complied with when development is <br />proposed. No variance or waiver of any development standard is <br />requested or needed as part of this rezoning. The proposed A-1 zoning is <br />also compatible with adjacent land uses and the A-1 and A-3 zoning that <br />exists in the vicinity of the site. The proposed rezoning represents an <br />extension of the existing A-1 zoning in the area to the east. <br />2. Will the rezoning use be consistent with the purposes of the Zoning <br />Regulations and with the Comprehensive Plan? <br />The rezoning request as proposed maintains consistency with the <br />Comprehensive Plan. The proposed rezoning still retains the underlying <br />character of the A-3 zoning. The proposed rezoning will not result in <br />more intense land uses, urban development, or elimination of any adopted <br />zoning development standard. The ruraUagricultural character of the area <br />will be maintained while also allowing mineral resource recovery from the <br />property. <br />3. Will the rezoning be compatible with the surrounding area, harmonious <br />with the character of the neighbofiood, not detrimental to the immediate <br />area, not detrimental to the future development of the area, and not <br />detrimental to the health, safety, or weffare of the inhabitants of the area <br />and the County? <br />The proposed A-1 zoning is compatible with the adjacent land uses and <br />the A-1 and A-3 zoning in the vicinity. The proposed A-1 zoning will also <br />not be detrimental to the health, safety or welfare of the inhabitants of the <br />area. The land uses on the immediately abutting parcels are single family <br />residential and a tree nursery. The proposed rezoning will not result in <br />more intense land uses or urbanized development. The ruraUagricultural <br />character of the area will be maintained. No mining operations are <br />proposed for the rezoned site. The anticipated future land use is tree <br />nursery. <br />Adams county -CUP.
