Banks and Gesso, LLC <br />It is estimated that during the course of a normal workday a maximum of 18 <br />trucks per hour will enter the site empty and leave the site loaded for hauling via <br />the proposed haul route. This equates to 454 total truck trips per day (227 <br />entering trucks, and 227 exiting trucks). These trips will be dispersed throughout <br />the day and not concentrated during the peak periods. Unlike typical industrial <br />land uses, this site will not contribute to employee peak-hour traffic since the <br />proposed work shifts fall outside of the 7:00 AM to 9:00 AM and 4:00 PM to 6:00 <br />PM commuter peak periods. <br />Matrix of Existing Surrounding Land Uses <br />Direction Land Use Zoning <br />To the West: South Platte River & County Open <br />Space/Fairgrounds; Residence and <br />tree farm A-3 <br />To the North: Single Family Residential and <br />Machine Sho A-3 <br />To the East: Single Family Residential A-3 and A-1 <br />To the South: Single Family Residential A-3 <br />Need for Proaosed Use <br />The subject property and region is widely recognized as a known source for <br />mineral resources such as sand and gravel and is located within the County's <br />Mineral Resource Conservation District. Presently there are several active mines <br />in the area. Several more closed mines exist in the area as well.
