Structures within 200' of the pazcel are: 100'" Avenue with PSCo. power poles and
an undergound telephone cable, a continuation of the Sinclair pipeline along the west
boundary of this parcel abutting Parcel C-1, and a sewer pipeline in a defined
easement owned by the South Adams Water and Sanitation District along the
southern boundary ofthis parcel and a portion of the east boundary of this parcel at
the start of steep bank area, and two buildings on adjacent property to the east.
From north to south the parcel has two distinct areas: a 10+ acre level area to a steep
bank area; and the remaining 1± acre steep bank along the southern and part of the
eastern portion ofthe parcel.
C-3 - This part of Plant Site is 6± acres in size, but is part of a 10± property. CAMAS will
lease this portion of this 10± acre parcel along with Parcel C-2. It is located east of
Parcel C-2, south of 100' Avenue, west of Brighton Road and the remainder of the
this property not being leased by CAMAS, and north of properties owned Roger and
Viol Schocke and WMI Medical Services. The remaining 4+_ acres owned by the
lessor will not be involved in the operation and is not be included in the permit
boundary. The pazcel is vegetated with non-irrigated grass and gravel ground cover,
and is partially vacant or used for outside storage. None of the parcel is within the
floodplain of the S. Platte River. There is a small, less than 1± acre, wetlands area on
this pazcel which is probably not jurisdictional. There are no buildings located on the
parcel, but some periphery fencing is around portions of the parcel and the sewer
pipeline in a defined easement owned by the South Adams Water and Sanitation
District crosses from southwest to northeast across the parcel.
Structures within 200' of the parcel are: 100'" Avenue with PSCo. power poles and
an underground telephone cable, an older home and several structures on the north
side of 100'" Avenue, a building on adjacent property to the south, the sewer line in
its easement, and a building on the adjacent property to the east on the remaining 4+
acres owned by the lessor that is not being leased by CAMAS.
From north to south the property has two distinct areas: a 5+_ acre level area to a 1±
acre gradually rising bank area to Brighton Road where a new driveway entrance for
the Plant Site will be constructed.
D Parcels, Cooley Reservoir, - 261.43 acres total.
Most of this area, 245+ acres, is presently permitted as part of the "Thornton Pit" under
MLRB Permit #73-2, but none of this area has been disturbed. On Exhibit C-l, Pre-Mining
Map, the area that is not part of Permit #73-2 is identified with cross-hatching. Concurrently
with this application, a request for release of this area for Permit #73-2 is being processed.
4
