S • • <br />C Parcels, Plant Site, - 30.46 acres total. <br />C-1- This part of the Plant Site is 12+_ acres in size. Parcel C-1 is part of a 20+ acre <br />property that CAMAS has entered into an option to purchase. It is located east of the <br />part of the remainder of part of this property being purchased by CAMAS, south of <br />100"' Avenue, east of Parcel C-2, and north of the other part of the remainder of the <br />property being purchased by CAMAS. This parcel is vegetated with non-irrigated <br />grass and gravel ground cover, except a wetlands vegetation area abutting thA <br />G~&eek.~8ewhich will be left undisturbed. Except for a small portion of the <br />parcel along the Ditch, but none of this parcel is within the floodplain of the S. Platte <br />River. <br />There is periphery fencing around portions of the parcel. Structures on or under the <br />property or within 200' are: 100's Avenue with PSCo. power poles, an underground <br />telephone cable, a continuation of the Sinclair Pipeline Company underground <br />gasoline pipeline along 100' Avenue, a continuation of the Sinclair pipeline along the <br />east boundary of this parcel abutting Parcel C-2, a sewer pipeline in a defined <br />easement owned by the South Adams Water and Sanitation District on the southern <br />portion of the parcel, the Spring Creek Seep Ditch along the parcel's western <br />boundary, and the Fulton Ditch across 100'" Avenue to the north. On the abutting <br />property to the south, is a level 3+ acre area with an older home with surrounding <br />sheds structures, and a 30' access to Brighton Road. On the abutting property to the <br />west, is a level area within the S. Platte River floodplain with several small buildings <br />in the northwest corner of the property. These two properties are the remainder <br />parcels of the 20+ acres that CAMAS is purchasing. These two properties will be <br />legally split from Parcel C-1 by the filing of a subdivision plat. These properties will <br />not involved in the operation and are not included in the permit's boundary. <br />C-2 - <br />From west to east the parcel has three distinct areas: a I+_ acre wetlands vegetation <br />area abutting the Spring Creek Seep Ditch, 9+ acres where the surface elevation <br />gradually rises to a steep bank area, and 2± acres steep bank area south of the S. <br />Adams Water and Sanitation District easement. <br />This part of Plant Site is 11+ acres in size. CAMAS will lease this parcel along with <br />Parcel C-3. It is located east ofParcel C-I, south of 100' Avenue, west of Parcel C-3 <br />and properties owned Roger and Viol Schocke, and WMI Medical Services, and <br />north of property owned by Marvin and Cathy Ader. This parcel is vegetated with <br />non-irrigated grasses and gravel ground cover, and is used for trailer and other <br />outside storage. None of the parcel is within the floodplain of the S. Platte River, and <br />there are no wetlands on this parcel. There are four buildings located in the center of <br />the parcel and periphery fencing around portions of this parcel. ~ <br />3 <br />
