• i <br /> all hazardous materials used, stored, treated, disposed of or <br /> released by it on the Leased Premises during the Lease term. <br /> Lessee shall indemnify and hold Lessor harmless for any loss, <br /> liability, cost, expense or claim arising from ( 1 ) Lessee' s use, <br /> generation, storage, release or disposal of any hazardous <br /> materials on the Leased Premises, and (2 ) Lessee' s violation of <br /> any law relating to environmental conditions in connection with <br /> the Leased Premises . The Lessee' s obligations under this <br /> paragraph shall survive the termination or earlier cancellation <br /> of this Lease . <br /> (i) Lessor shall pay when due and before delinquent all <br /> general real property taxes . Lessee shall pay all real or <br /> personal property taxes lawfully assessed against all machinery, <br /> tools, equipment, supplies, buildings, improvements and any other <br /> property placed by Lessee on the Leased Premises including <br /> Lessee' s stock piles of sand and gravel . <br /> (j ) At its sole expense, Lessee shall maintain, at all <br /> times, statutory workmans' compensation and occupational disease <br /> disability insurance coverage as required under the laws and <br /> regulations of the State of Colorado for every workman or <br /> employee who performs work for Lessee . Lessee shall further <br /> purchase, at its sole expense, at all times, the following <br /> insurance protection covering all parties hereto in connection <br /> with all activities conducted pursuant to this Lease : <br /> (1 ) Comprehensive general liability and property damage <br /> insurance in the aggregate amount of $1 , 000, 000 single <br /> limit . <br /> (2) Adequate and reasonable insurance against the risk of <br /> fire and other risks ordinarily insured against in <br /> similar operations . <br /> Lessee agrees that any independent contractor working in <br /> connection with the Leased Premises shall have similar and <br /> adequate insurance in full force and effect . <br /> (k) Lessee agrees that no asphalt, concrete, aggregate, or <br /> other processing plants shall be placed or operated on the leased <br /> premises at any time during the term of this Lease . <br /> 9. COVENANTS OF LESSOR. <br /> (a) Except as otherwise provided, Lessor shall pay when <br /> due, and before delinquent, all general property taxes that may <br /> be assessed on the Leased Premises during the term of this Lease <br /> or any extension thereof, and all other assessments, severance or <br /> excise taxes, when due and before delinquent .
