There is also a <br />proposal to develop eighty acres off of Ward Creek Road just past Brimstone Comer that <br />ultimately will consist of twelve Homes. These proposed dsvelc~rrierits along with <br />individually built new homes are threatened by the proposed industrial use of the Benson <br />Brothers property. We can not approve long range plans which would allow Coatby <br />Canyon K3 revert back to an area of mining operations. [Performance Standards; JJ <br />The sounds of pneumatic hammers, diesel generators, the beeping of lazge <br />equipment biking up wCll become a daily bombardment ol`noises to to endured. <br />One will not have to see the mining operation to hear ii. <br />Because of the topography of the land all noise will be channeled through the <br />existing canyon as if through a sound tunnel. Noise will be directed up to the homes on <br />the north northwest ridge, opposite from the operation, and the other branch of the can- <br />yon will carry the noise to the homes across Ward Creed Road. The operational and <br />truck noises will be amplified by echoing off ofthe canyon walls. If the top ofthe ridge <br />is mined as indicated in the description of the operation and acknowledged by the Benson <br />Brothers (February Id, 2f105) there will be no barrierto maflie the noise from reaching <br />the homes below, south of the mine. <br />"Deer and ;Etk may be temporarily displaced during operations." <br />[Performance Standards; TJ <br />Benson Brother on February 10, 2005 while meeting with azea residents estimated <br />the life expectancy of this operation to be 2tl or mare years. Twenty plus years is not a <br />temporary disruption in our wildlife habitat. <br />Deer and lilt aze notthe only permanent residents ofthis red canyon area. 'It is <br />atso the home of the Mountain Lion and Fox, not to mention the smaller animals and <br />birds. This abundance of wildlife is one of Coalby Canyon's treasures and a mining oper- <br />ation would negatively aff,~t its exi~ir habitaz. <br />ECONAMIC IMPACT: <br />"No permanent building will be ceestrveted ter the purpose of miaiag opemtlons." <br />[Performance Standards; PJ <br />Buildings may not be permanent, but they will exist for the duration of the quarry <br />life, twenty plus years. This will for most retired residents exceed the time they have to <br />live in Coalby Canyon. Our homes are our major investment and the collateral held in <br />these fiomes is our safety-net for o{d age. Mast residents will -find it necessary to sell <br />within the next twenty years and the establishrrtent of an active rock quarry will lower the <br />value of our homes and property.
