02%16/2005 06:35 9162707606
•,~ .
February 15, 2005
Delta County Planning Department
Delta County Gourthouse
501 Palmer Street, Suite 115
Deli, Colorado 81416
CSUS PHYSICS/ASTRON
RE: SD05-001 BENSON BROTHERS -NEW GRAVEL PIT
Dear Planning Department
PAGE 01
Della County Planning Dept
Date Received
zil}lor_
ey: p R
VYe are strongly opposed to Benson Brothers proposal to open, develop and
operate the proposed rock quarry pit destxibed in the notice we received from
Delta County, Planning and Community Development dated January 26, 2005.
We purchased 47 plus saes of land, a cabin and stables at 209138 Snowdrift
Road in June 2004 for the purpose of using the land as a retirement building site
for us and possibly for building additional homes on the property for other family
members. VYe purchased the property because it was a quiet, rural residential
area with clear bias skies, water for homes, and especially because there was no
industrtisl operation nearby that would impact the quality of the environment; such
as its water, clean air, low noise, scenic view, and light traffic. We paid careful
attention to the tact that the property has two domestic water tape, irrigation
rights, a beautiful backdrop in the bluffs and is surrounded by high quality
agricultural and rural residential properties.
The property is currently rented to a married couple who are working the land for
agricultural purposes and starting their family. The present agricultural use will
improve the quality of the land and serve the nseds of the local community by
produang hay and alfalfa. This couple is also helping make improvements to the
road access, Yentas and buildings on the sKe.
Please read and consider seriously the reasons we totally oppose the
development of an adjacent rock quarry and do not believe there is any way that
Benson Brothers could develop and implement this rock quarry business venture
so that it would be consistent and compatible with the current usage Of the area
and the lifestyle of the residents or with the future growth and nurturing of a
family oriented, rural residential community.
