<br />15. Assignment: Lessee may not assign or sublease its rights <br />hereunder without the Lessors' prior consent, provided however, <br />that such consent by the Lessors will not be unreasonably withheld. <br />Lessee may assign or sublease its rights hereunder to any subsidiary <br />corporation or affiliate, and this provision shall not prevent the <br />i assignment by operation of law, such as a merger or corporate re- <br />organization to which the Lessee is a party. This lease shall be <br />binding upon and inure to the benefit of the heirs, executors, <br />personal representatives and assigns of the parties hereto. <br />16. Termination: <br />A. This lease may be terminated by the Lessors for failure of <br />the Lessee to observe and perform any of its obligations hereunder <br />and those specified below, if within 120 days of mailing notice of <br />such failure and the nature thereof, the Lessee does not cure such <br />failure by observance or performance or embark upon and thereafter <br />diligently pursue a course of action designed to cure such default. <br />Lessee will have thirty (30) days only to cure any failure to pay <br />moneys due. <br />• B. Upon termination of this lease for any reason, Lessors <br />shall have the right, with reasonable notice, to re-enter and <br />repossess themselves of the leased premises and upon such termination, <br />the Lessee shall quit and peaceably surrender the leased premises, <br />subject, however, to the rights granted under Paragraph 13 above. <br />C. Failure on the part of the Lessors to enforce any of <br />Lessors' rights and remedies hereunder for any particular cause shall <br />not be held to be a waiver of its rights to subsequently enforce <br />them on the same, similar or other grounds. <br />D. If operations under this Lease Agreement be discontinued <br />by reason of strikes, fires, flood, acts of God or the Public enemy, <br />government restrictions of regulations, labor shortages or lack of <br />a satisfactory market, such discontinuance shall not operate as a <br />termination of this Lease Agreement, so long as the annual minimum <br />royalties required hereunder are paid.
