' Areas to the Southwest, West and Northwest are presently being used for <br />gravel extraction. Tha Southwest area has been used £or many pears and <br />will probably be completed in the next few years. The other areas are <br />1 larger and appear to have several more years of use. <br />' The area North of the Easterly 2/3 has been leveled and is being used <br />as cultivated farmland. <br />5. ZONING: <br />The portion of the land lying in Weld County is zoned "A" Agricultural. <br />' Gravel extracting is a permitted use, but requires that an application, <br />information on the operation and fees be presented to the Weld County <br />Planning Commission and approved by the County Commissioners:-and that a <br />' "Special Use Permit° be granted. <br />The small portion of the land that lies within the City of Greeley is <br />zoned "I 2" Medium Industrial. This zone allows gravel extraction by <br />' right but requires a "Special Use Permit" similar to the County's require- <br />ments. As no mining is planned in the area within the City, no application <br />t is being made directly to them, however, both the State and County will <br />refer the Gravel Extraction Plans to the City for review. <br />The City'e Master Plan shows this area to eventually and properly be <br />1 zoned "CD" Conservation Diatrict as the land is both within the flood <br />plain and contains commercial mineral deposits. The uses by right within <br />' a "CD" district are cultivation of crops, rainsing of livestock; public <br />parks and golf courses, holding ponds and other structures for flood control <br />and watershed protection, and commercial mineral extraction activities. <br />' The uses by review are dwellings for caretakers, permanent buildings and <br />structures accessory to arty uses by right, radio towers, and sanitary land <br />fills. <br /> <br />
