<br />' An Irrigation Well (Reg. //29-11874, R.F. 200") forming a part of the <br />Lorimer-Weld Augumentation Plan is located on the described property. <br />' 3. TOPOGRAPHY AND PRESENT USE: <br />1 The site varies in elevation from approximately 4655 feet to 4646 feet <br />above mean sea level, resulting in an average slope of approximately <br />0.22 to the Southeast. The site is bounded on the South by the Cache <br />La Poudre River. Several old river channels meander through the site. <br />Presently, about 60 Acres is being cultivated and irrigated For Farming. <br />~ The remainder is either too small in configuration or lies within the old <br />~ river channels and is too rough to farm. The only improvement on the <br />property is a well pumphouse at the Northwest corner of the property. <br />4. ADJOINING USES: <br />Whereas the site adjoins the City of Greeley, fortunately the surrounding <br />property has not been extensively developed or populated. Located on <br />about 6 acres at the Southeast corner of the property is D & D Salvage <br />' Company with an open storage auto salvage yard. A mobile home provides <br />a residence for a caretaker. The area East o£ 11th Avenue is also primarily <br />a salvage area and contains several small residences. <br />The area South of the River, Southeast of the site~is primarily vacant <br />land with a few businesses and residences along 11th Avenue. <br />' Due South of the central portion of the site is the City of Greeley's <br />' Island Grove Park. This is a large (102 Acre) multipurpose park including <br />play Fields, historical village, County Fair buildings and horse barns <br />' and the rodeo grounds and pens. The 7.0 Acre triangular piece of ground <br />that lies North of the river and projects into the center of the subject <br />property is also owned by the City. This tract is presently leased by <br />the City to the Greeley Saddle Club. <br />I <br />1 <br />
