FLOODING AND DRAINAGE <br />The Flood Plain Information -- Cache La Poudre River -- Colorado -Volume <br />~ II, Greeley, Weld County, prepared by the Corps of Engineers in March, 1974, <br />designates that .the. total area lies within either the Intermediate Regional <br />Flood or Standard Project Flood areas. An Intermediate Regional Flood is <br />' defined as one that occurs with an average frequency of occurance of about <br />' once in 100 years. The Standard Project Flood is much larger and occurs <br />only from s severe combination of meteorlogical and hydrological conditions <br />and is very uncommon. M.S.L. <br />NSrttiweat Corner <br />of Property 464b.6 4656.0 4658.3 <br />' ~utheast Corner <br />of Property 4637.9 4648.0 4650.7 <br />' Therefore any building set in the Easterly 600 feet of the property should <br />have a minimum floor elevation of 4651.5 feet to lie above the flood water. <br />' The survace drainage affecting the site is limited to the area lying North <br />of the Easterly 2/3 of the North boundary. This area is relatively flat <br />i and under cultivation and would enter the subject property in sheet flow and <br />basically collect in the old river channel to flow to the river. Drainage <br />areas further West and Northwest are intercepted by either the River or <br />existing gravel ponds.
