_,, ': <br /> <br />in connection caith the use of the Leased Premises by Nielsons <br />as follows: <br />a. Public liability insurance: Minimum of <br />Five Hundred Thousand Dollars ($500,000.00) lia- <br />bility for one (1) person and One Million Dollars <br />($1,000,000.00) liability for more than one (1) <br />person. <br />b. Property liability insurance: Minimum - <br />One Hundred Thousand Dollars ($100,000.00) each <br />occurrence. <br />Such insurance coverage shall be written by an insurance company <br />duly licensed to do business in the State of Colorado and a <br />certificate of insurance shall be furnished to Lessors. <br />10. Nielsons shall pay, before delinquent, all taxes <br />levied or assessed against all personal property, machinery <br />and equipment placed upon the Leased Premises by Nielsons during <br />the term hereof and in addition thereto, if any taxes shall be <br />levied upon gravel, rock, sand or earth stockpiled by Nielsons <br />upon the Leased Premises, Nielsons shall also pay such taxes <br />before the same shall be delinquent. Further, all sales taxes, <br />severance taxes, and use taxes applicable to Nielsons' opera- <br />tions upon the Leased Premises shall be the responsibility of <br />Nielsons and shall be paid by Nielsons prior to the time the <br />same shall become delinquent. <br />11. Nielsons shall keep the Leased Premises free and <br />clear of all liens of any kind and nature by reason of its oper- <br />ation and will save and hold Lessors harmless from all costs, <br />expenses, losses and demands, including reasonable attorney's <br />fees incurred by Lessors, which may arise by reason of such lien. <br />A lien upon the Leased Premises shall not constitute a default <br />hereunder if Nielsons in good faith refutes the validity of such <br />claim, in which event the existence of the lien shall constitute <br />a default hereunder only from and after the time the validity of <br />. _g_ <br />
