• 6647 MOFFAT COUNTY ROAD 51 -Modular Home Properties <br />Type of Structure: Modular Home <br />Age: Unknown -recent <br />Area: 1500 SF (approximate footprint) <br />Foundation: Unknown footings under concrete basement walls <br />Note: Footings could be spread footings or a thickened edge <br />Basement Walls: Firred out concrete wall (some cracks) with textured sheetrock (some <br />cracks) <br />Basement Floors: Concrete (some cracks) <br />Basement Ceiling: Textured sheetrock (some cracks) <br />First Floor: Wood joists from perimeter to marriage beam <br />First Floor Walls: Conventional light wood framed <br />Inside Cover: Texture sheetrock <br />Outside Cover: Fiberboard Siding <br />First Floor Ceiling: Textured sheetrock applied to lowe roof truss chord (some cracks) <br />Roof: Lightweight wood trusses with 3/12 or 4/12 pitch <br />Roofing: Asphalt Shingles <br />Method of Modular Home Support over Basement: Un nown <br />Drainage: Poor. No gutters or downspouts. Slope do ,nhill to rear of house. <br />Water Supply: Onsite well <br />Sewage: Septic tank with leech field <br />Utilities: Electric, phone, propane <br />This is a rental property. The modular home over the basement is in or has been in <br />distress. Numerous cracks in sheetrock are noted in the walls and ceilings. These <br />cracks extend over the entire area of the home. Photographs in the Appendix document <br />these cracks. Also found in the Appendix are sketches showing where the photographs <br />were taken. These locations are approximate. Not all of the cracks were documented <br />due to the number and extent. However, most of the cracks were noted. The cause of <br />these cracks is probably due to settlement. Cracks were also found in the basement's <br />concrete walls. The concrete walls were firred out in most of the basement whereby <br />hiding any cracks that may be located elsewhere. The worst cracks were found in the <br />living room of the home. One basement room had almost no cracking of sheetrock due <br />to the fact the cracks had been recently repaired and the room painted. <br />AIC recommends that crack monitors be placed on this structure immediately. These <br />crack monitors should be evaluated prior to blasting in order ascertain whether <br />settlement is on-going. This should be done to separate cracks caused by blasting from <br />those caused by settlement. It has been reported by the property owner that he can feel <br />blasting from the current mining operation. He is of the opinion that current blasting may <br />be causing some cracking at this residence. Mining personnel maintain that the nearby <br />seismograph does not record any activity. Therefore, the nearby seismograph should be <br />available for correlation with the crack monitor. <br />• <br />J <br />
