• <br />2.04.3 General Requirements: Site Description and Land L'se Information <br />The location of the area within the permit area and adjacent areas for <br />the Mt. Harris loadout facility can be found on the Pre-Disturbance and <br />Post-Disturbance Land Use Map (Map 6). Mt. Harris has leased said land <br />from W. R. Grace & Co. for commencement of its tippling operations. The <br />land is owned by W. R. Grace & Co. presumably because W. R. Grace & Co. <br />controls coal reserves in the general area and someday plans to develop <br />these resources. However, specific lands at the Mt. Harris site are an <br />inconsequential part of the total ownership of W. R. Grace in Northwest <br />Colorado. The lands (within the permit area of Mt. Harris) not for sale <br />at the time of the Mt. Harris leasing. Mt. Harris supposes the lard <br />within the permit area may be essential to the future development of the <br />W. R. Grace & Co. coal resources in the general area. The area within <br />the permit and disturbed area of the Mt. Harris coal handling facilities <br />was used previously for industrial purposes. <br />• Prior to any industrial uses of the site (those associated with coal <br />mining and the company town of Mt. Harris), the area may have been <br />utilized as rangeland for livestock grazing and wildlife habitat. <br />The nearest community to the disturbed permit area is Hayden, Colorado, <br />approximately 3-1/2 miles to the west. The industrial site far previous <br />use by the abandoned company town of Mt. Harris, the old power plant, <br />and the previously used loadout facilities are located on and adjacent <br />to the Mt. Harris permit area. The buildings and structures associated <br />with the town of Mt. Harris have long since been abandoned, removed, <br />and/or demolished. Land use in the adjacent and general area are shown <br />on the Pre-Disturbance and Post-Disturbance Land Use Map (Map 6). <br />Land Condition Capability and Productivi <br />The land contained within the permit area of Mt. Harris has been used <br />previously for industrial purposes. The future use of the land for any <br />• ether purpose besides industrial use is questionable. The Mt. Harris <br />permit area is only approximately 9.75 acres. because of all the past <br />2.04.3-1 <br />
