SECTION B ENERAL LOCATION <br /> Surrounding use and Zoning <br /> The subject property is located east of Fort Collins , Colo- <br /> rado, approximately bounded by Riverside Drive and Colorado and <br /> Southern Railroad on the West, Cache La Poudre River on the North <br /> and East and Prospect Street on the South. The Median elevation <br /> of the subject property is 4906 feet. <br /> More specifically, the land use on the west consists of heavy <br /> industrial - Cooke Lumber Co. , Inc. , operation. Across the <br /> Union Pacific Railroad tracks and adjacent is Public Service <br /> Company industrial operation. To the north and northeast is <br /> Don Pauel ' s farm which has some irrigated crop production uses <br /> at the present time. The northeast corner of applicant' s <br /> property is approximately 200 feet away from the Cache La Poudre <br /> River. The lower southern half of the applicant 's eastern property <br /> line is adjacent to earlier sand and gravel operations , presently <br /> abandoned. Again, to the south, the applicant ' s property abuts <br /> Adam Specht ' s farm where irrigated crop production is the principal <br /> farm use. <br /> The zoning surrounding our subject property is then industrial, <br /> agricultural and flood plain. <br /> The principal access road to the property is Riverside Drive <br /> to the West. <br /> -2- <br />
