~r ~ i <br />Mr. Greg Oxenfeld <br />March 5, 1982. <br />Page two <br />5) A Commercial-Industrial Use Area is proposed in the <br />reclamation plan, all along the EastI-25 frontage road. <br />This strip is proposed to be 500 feet deep. <br />Recommendations <br />1) The 100-year flood outline should be redefined based on <br />the proposed new ground elevations shown on the recla- <br />mation plan to make sure there are not any adverse <br />impacts to adjacent property owners. <br />2) No Commercial or Industrial Uses should be allowed <br />within the 100-year floodway defined by the Corps. This <br />would presently require removing some 250,000 square feet <br />of land adjacent to St. Vrain Creek on either side from <br />the Commercial-Industrial Use Area shown on the Recla- <br />mation Plan. <br />3) Any development allowed within the 100-year floodplain <br />should be elevated 1 foot above the 100-year water <br />surface. <br />4) All berms, dikes, screening mounds, etc., should be run <br />parallel to flow or broken in such a manner so as not to <br />force flow or cause any ponding which may adversely <br />affect others. All permanent dikes should be adequately <br />stabilized. <br />5) The applicant should be made aware of the existing law- <br />suit concerning the Hokestra Pit operation so that he may <br />coordinate his operations in a manner beneficial to all. <br />Should you have any questions concerning this review, we <br />will be happy to respond. <br />Very truly yours, <br />a. ~~„ ~- <br />D.
