The <br />owners and operators are encouraged to research the parking needs of <br />the same or similar uses they intend for the land and building to insure <br />sufficient off-street parking. <br />Industrial Uses; 3 spaces plus 1 space per two main-shift employees <br />Office Uses: 3 spaces plus 1 per 400 sq, ft. NFA exceeding 1200 sq. ft. <br />NFA <br />Ancillary Product Sales: 3 spaces plus 1 per 200 sq. ft. NFA exceeding <br />600 sq. ft. NFA <br />The applicant should contact staff to discuss the proposed facilities and confirm the <br />number of spaces required for the different uses, as well as, the location and condition <br />of any existing parking at the batch plant. <br />AGENCY COMMENTS <br />The Department of Public Works memorandum of 6-11-97, indicates the special use <br />does not access aCounty-maintained road and has no additional comments. <br />The Colorado Department of Transportation (CDOT) letter of May 15, 1997, indicates <br />Transit Mix has submitted an Application for Access Permit for the plant... Highway <br />improvements, including auxiliary lanes (left/right acceleration and deceleration lanes), <br />extension of an existing concrete box culvert and resetting of guardrail, will be required <br />(Exhibit 7a). <br />The CDOT letter of June 9, 1997, discusses the requirement for "on-premise" and "off- <br />premise" advertising devices which might be placed on the property by Transit Mix. <br />These types of signs are governed by the CDOT rules and regulations and would <br />require a permit prior to placement (Exhibit 7b). <br />The Army Corps of Enoineers letter of May 19, 1997, is attached as Exhibit 8. Briefly, it <br />describes the several Section 404 Permits which have been issued and comments <br />upon the problems of locating gravel pits in such close proximity to river channels which <br />inevitably leads to long-term erosion issues. <br />COMMENTS <br />Staff conducted an on-site inspection of the property on 5-15-97 and 6-10-97 <br />and observed the following (Exhibits 9a and b): <br />
