As a result of this transaction, Continental Materials <br />has purchased the 40-plus acres of property surrounding the batch plant. The property <br />which Continental desires to own is approximately 16-plus acres inclusive of the batch <br />plant. <br />To accomplish this end, a Lot Line Rearrangement involving previously approved <br />Subdivision Exemption No. 86-4 and Subdivision Variance No. 65 has been prepared <br />(Exhibit 4). The Lot Line Rearrangement establishes a Parcel A which will now become <br />the boundary description for the concrete batch plant and ancillary concrete and <br />aggregate product sales activities under the ownership of Continental Materials Corp. <br />The remaining lands will be conveyed back to Valco Inc. <br />ZONING AND LAND USE <br />The property involved in this special use is zoned A-2, Agricultural (minimum 5 acres) <br />Zone District (Exhibit 5). Property north of Highway 96 is zoned I-3, Heavy Industrial <br />Zone District and contains a portion of the Airport Industrial Park. Several properties <br />along the south side of Highway 96 are zoned I-2, Light Industrial Zone District and <br />contain trucking and manufacturing activities. <br />The adjacent property to the west of the batch plant area contains a single family <br />residence which is vacant and will become a portion of the proposed Lot Line <br />Rearrangement Parcel A. The next property west of the site contains a single family <br />residence which is occupied and shares the adjoining frontage road with the batch plant <br />operation, as well as, the access point onto Highway 96. <br />WATER AND SEWER <br />The Board of Water Works indicates that Parcel A of Subdivision Variance No. 65 is <br />currently receiving service and that when this is re-platted into Parcel A of Lot Line <br />Rearrangement No. 97-02, the applicant must file a new application and pay the <br />appropriate fee to acquire water service for the entire Lot Line Rearrangement No. 97- <br />02 Parcel A (Exhibit 6a). <br />The City-County Health Department indicates that the existing batch plant facility is <br />serviced by an individual sewage disposal system and that the proposed additional <br />uses could be served by an additional ISDS (Exhibit 6b). <br />
