' Banks and Gesso, LLC <br /> The first is Policy 4.11: Water Augmentation which states that "Investigate <br />' and acquire sites along the river for water storage and augmentation". <br />Sh <br />ld th <br />Cit <br />f B <br />i <br />ht <br />b <br />i <br />d i <br />h <br /> ou <br />e <br />y o <br />r <br />g <br />on <br />e <br />ntereste <br />n t <br />e water storage reservoirs being <br />' constructed by the Applicant, the Applicant will pursue an appropriate <br /> relationship with the City as well as with other potential water storage users. <br /> " <br /> The second is Policy 4.12: Mineral Extraction that states that <br />The area <br />' between Riverdale Road and Brighton Road should be maintained in sand <br /> and gravel extraction operations. The City should acquire these sites upon <br />' closure of the operations". The subject property is within the area defined by <br /> the City of Brighton Comprehensive Plan where sand and gravel mining should <br />' be maintained. It is somewhat unclear as to the City's intent to acquire these <br /> properties owned by the Applicant and others is after mining is completed unless <br />t the City intends to acquire for water storage. At any rate, this application is <br /> consistent with the City Comprehensive Plan polices. <br />' <br /> 12.0 COMPATIBILITY WITH THE SURROUNDING AREA <br />' The subject property is compatible with agricultural to the north, the South Platte <br /> River to the east, active mining reclaimed lands to the east, and the proposed E- <br />' 470 alignment to the south. The application is compatible with agricultural uses <br /> to the west. There may be some short term conflict to the northwest with rural <br />' residential uses. These conflicts can be mitigated between the subject property <br /> and those uses. The potential conflicts would include visual impacts and <br />' potential noise from machinery. These two potential conflicts can be mitigated, <br /> as is done elsewhere, by placing overburden and topsoil stockpiles to the west of <br />t the subject property. The resulting berm would be seeded and would serve as <br /> both a visual and noise barrier until mining is completed and reclamation is <br /> started. <br />' County staff, during the pre-application conference pointed out that Parcels A-1 <br /> and A-2 (The "Hammer Pit") has been an issue with surrounding property owners <br /> <br /> Brighton Mine Conditional Use Permit ~ 4 20007VJD <br />' CAMAS Colorado, INC.
