SUBURBAN SAND AND GRA VEL <br />ROAD RUNNERS REST 11 <br />CASE #'s 13-BaCP d 20.92-C(A) <br />' BACKGROUND <br />in 1979 when the original application was approved, this <br />' area was to be developed as a private recreation area. That plan <br />calls for developing a single lake covering approximately 126.91 <br />' ac. ± in size. It will be used by our employees as a recreation <br />area. The lake was to be created using wet mining techniques <br />' because that was the "best management practice" available at that <br />time. In 1994, when Western-Mobile began to dewater the Howe Pit <br />' to our south, the industry found it was feasible to dewater a <br />large area and mine the site dry. In 1997, we dewatered a small <br />part of the north area to see if it would work at our site. our <br />' experiment worked, we are able to dewater the mined area, maxi- <br />mize extraction improve bank sloping and do it economically. <br />' Starting about that same time we gave the urban Drainage and <br />Flood Control District two R.o.W. leases on portions of the north <br />' and west side of the site for flow channel improvements and <br />maintenance. These leases have a clause in them that allows the <br />' County to build a bike along the river. We have also found out <br />that 120th Ave. will cross the northeast part of the mined area <br />and that may have some impact on how this mined ends up being <br />used. <br />' 1. STATEMENT OF COMPATIBILITY WITH THE SURROUNDING AREA. <br />The existing operation has been compatible with the <br />surrounding area since 1979. The changes we propose will have <br />' little effect on surrounding uses. This facility is located on <br />approximately 175.84 acre with an existing approved Conditional <br />Use Permit issued for sand and gravel extraction. Current <br />surrounding land uses include, sand and gravel mines to the <br />' north, east and south. Water dewatering reservoir construction <br />on the south and north. There are limited rural residential, <br />commercial and industrial use along Brighton Road from Henderson <br />' to 112th Ave. The South Platte River runs along west and north <br />sides of the site, but across the river the land is as agricul- <br />ture land. <br />' 2. HARMONY WITH THE CHARACTER OF THE NEIGHBORHOOD. <br />Sand and gravel is extracted from a number of properties <br />zoned A-3 on the west side of Brighton Road. Some land is used <br />' for agriculture, and small pieces of property adjacent to the <br />highway on the west are zoned A-3; one piece is zoned M.H. On <br />' 3 <br />
