' SUBURBAN SAND AND GRAVEL <br />ROAD RUNNERS REST 11 <br />CASE #'s 13-80~CP d 20.92-C(A) <br />' the east side of Brighton Road most of the land is zoned A-3; one <br />small piece is zoned I-1 and a couple of pieces are designated <br />' M.C. There are approximately twenty occupied houses within a <br />one-half mile radius of the subject property. Also, within a <br />one-half mile radius are: a commercial feed lot, a private <br />airport (for crop dusters), a construction yard, an aluminum <br />' recycling operation, a wood lot and three active mining opera- <br />tions. <br />' 3. NEED FOR THE PROPOSED USE. <br />As discussed in other parts of this submittal, the need to <br />dewater the site helps maximize the gravel extraction from this <br />' site. This change will not change the character of the reclama- <br />tion plan since a lake will remain once mining is done. The <br />private lake will still be an open space area along the river. <br />' 4. ZTS AFFECT UPON THE IMMEDIATE AREA. <br />The neighborhood is one that is sparsely populated. The <br />facility does not have a discordant effect. The effect on the <br />' immediate area has not been drastic and in no case will it be out <br />of character for the area or surrounding uses. We do not expect <br />to disturb existing well in the area because we are down gradient <br />' from the wells along Brighton Road. <br />5. ITS EFFECT ON THE FUTURE DEVELOPMENT OF THE AREA. <br />Eventually the area west of Brighton Road will be developed <br />' for various forms of open space and recreation. By the time this <br />occurs, mining will be done and the lake will be refilled with <br />water. The present character of Brighton Road indicates the <br />' frontage along the east will eventually develop as commercial and <br />industrial with buffers of multi-family residential leading to <br />single-family dwellings. This site is along the south side of <br />' the proposed 120th Avenue extension. <br />6. ITS AFFECT ON THE HEALTH, SAFETY AND WELFARE OF THE <br />INHABITANTS OF THE AREA AND THE COUNTY. <br />' We are acutely aware of our neighbors in the area and <br />operate this facility in strict compliance with all County, State <br />and Federal laws regarding air and water pollution as well as <br />' other health and safety standards. <br />M.L.R.B. MINING PLAN CHANGES <br />Our only change to the mining plan is to dewater the area <br />and mine it dry using loaders and scrapers. we expect this to <br />' improve the efficiency of the mine and allow maximum gravel <br />extraction. usually a wet mining operation will leave 5 to 108 <br />of the available gravel in the excavated area. <br />' 4 <br />
