All complaints received by the applicant concerning impacts to offsite walls, and the <br /> resolution of those complaints, shall be conveyed to the Department of Planning and <br /> Development. Impacts to offsite water wells, from de-watering activities, shall be responded <br /> to and resolved immediately by the applicant. Disputes concerning impacts to offsite water <br />' welts may ba resolved by the Department of Planning and Development, and may be <br /> justification for a .Show Cause Hearing before the Adams County Hoard of County <br /> Commissioners. The applicant shall have the burden of establishing that the off-site well is <br /> net affected by applicant's operation. <br /> 5. This site is subject to inspections from Adams County inspectors, during reasonable working <br />' hours. Adams County may give notice ofinspecftou prior to the inspection. <br /> 6. Adams County's "South Platte Riven Heritage Plan" recognizes this area suitable for gravel <br /> mining and water storage. The Plan also recognizes signifcant wildlife habitat immediately <br /> to the north suitable for conservation areas. The applicant will coordinate plans with the <br /> Department of Parks and Community Resources to set aside areas for a wildlife habitat and <br /> conservation area. <br /> ' <br />" <br />" <br /> 7. Adams County <br />s <br />South Platte River Heritage Plan <br />recognizes this area as a movement <br /> corridor for many species of wildlife. Adams County Department of Parks sod Community <br /> Resources recommends minimal fencing be used which would impede wildlife movement up <br />' and down the river corridor. <br />' 8. Any prairie dogs habitat found on the property shall be addressed M the safisfac6on of the <br />Colorado Division of Wildlife. <br /> 9. Pursuant to Section 11.340 of the Adams County Zoning Re lations, all operation and <br /> rehabilitation standards shall be adhered to with the mining and reclamation plans. <br /> 10. All fuel storage at this site shall be provided with secondary containment, which complies <br />' with State of Colorado Oil Inspection Section Regulations. <br /> 11. All fluid spills such as, but not limited to, hydraulic and oil, from maintenance of equipment, <br />12. All haul trucks shaII cover their Toads pursuant to C.R.S. 42-4-1407. <br />' 13. The Conditional Use Permit shall apply only to CAMAS Colorado, Inc. or its corporate <br />successors and shall not be transferable to any other party except by amendment to the <br />Conditional Use Permit <br />' 14. No mining shall be permitted within 400-feet of the South Platte River measured to the top of <br />existing bank, or from the top of master plan bank, whichever is furthest away from the river <br />without approval from the Urban Drainage and Flood Control District. Said approval shall be <br />' subject to the Technical Review Guidelines for Grav¢1 Wining Activities I3'ithin or Adjacent <br />to 100-Year Floodplains as adopted in the Adams County Zoning Regulations. <br />15. No mining shall be permitted within 100-feet of the South Platte River measured to the top of <br />existing bank, or ftom the top of master plan bank, whichever is furthest away from the river <br />without approval of a variance from the Urban Drainage and Flood Control District.
