The applicant shall provide a detailed plan of pit and river protection designed under <br />Technical Review Guidelines for Gravel Mining Activifles, December 1987, as adopted by <br />Adams County. <br />2. The applicant shall obtain a Floodplam Use Permit and all requirements and restrictions of <br />the Permit shall become stipulations of the Conditional Use Permit for mining. <br />3. The applicant shall provide a detailed design of protection of Riverdale Road from <br />subsidence or erosion from mining activities. <br />1 4. The applicant shall provide a spill prevention plan and release prevention plan for fuel <br />storage and fueling operations. The plan shall include, but is net limited to good <br />housekeeping being practiced at this site, spill and drip containment pans shall be emptied <br />1 frequently, and all spills shall be cleaned up and disposed of immediately at a facility <br />permitted for such disposal. <br />5_ The applicant shaEl demonstrate compliance with Air Pollution Control Division, and Water <br />Quality Control Division of the Colorado Department of Public Health and Environment. <br />6. The applicant shall execute a warranty deed for dedication of forty (40) feet of right-of-way <br />from the centerline of Riverdale Road for road and a trail along the east side of Riverdale <br />Road along the frontage of properties they own. In addition, the applicant shall endeavor to <br />dedicate right-of--way or an easement for forty (40) feet of property from the centerline of <br />Riverdale Road on lands leased by the applicant for trail purposes. The County currently has <br />a prescriptive right of sixty (60) feet along the entire width of Riverdale Road. <br />7. Adams County Parks requests that the area be surveyed for Preble's Meadow Mouse and Ute <br />Ladies-tresses orchid habitat and receive US Fish & Wildlife Service approval. Unfi7 such <br />time as a statement of disqualification is received by the US Fish and Wildlife Servioe, <br />mining operations will beset back 300 feet from any area identified as potential habitat. <br />8. The applicant shall revise the reclamation plan to include the preservation or replacement of <br />medium end large native trees that exist on the site. <br />9. The applicant shall provide a detailed legal description of the riglrt-of-way area fo be vacated <br />and a draft warranty deed for review by the Department of Public Works, <br />10. The applicant shall execute a road maintenance agreement with Adams County. <br />Stipulations: <br />1. if truck traffic is maintained on Riverdale Road, for this expansion, drivers must follow the <br />speed limit and make a complete stop at Highway 7. Drivers not following traffic laws shall <br />be denied loading at the pit by the operator. <br />2. Fueling areas shall be separated from the reset of the site's surface area, and protected from <br />stormwater. <br />3.
