Retain the services of a qualified masonry/stucco contractor to repair all cracks in the <br />adobe and stucco. This is best accomplished by a contractor who has working knowledge <br />of this material. <br />2. Retain the services of a qualified general contractor to repair all water damaged material to <br />blend with surrounding surfaces. <br />3. Retain the services of a qualified technician to analyze and mitigate all suspected asbestos <br />containing material. ~' <br />4. Retain the services of a qualified heating contractor to insulate all exposed heat distribution <br />piping with approved materials, such as conventional precasted fiberglass wrap. <br />5. Retain the services of a qualified hydronic heating contractor to conduct a pressure test on <br />the boiler and its distribution lines and make the necessary repair. <br />6. Retain the services of a qualified plumbing contractor to pressure test the water pipe inside <br />the building and all exterior water hydrants for leakage and make the necessary repair. <br />7: ''~ Retain the services of a qualified plumbing contractor to lower the elevation of the <br />retrofitted gravity-style sump pit drain so that it drains the pit from the bottom side, <br />provide continuous 1/4' slope per foot, and discharges beyond the bank north of the home. <br />8. Retain the services of a qualified general contractor to repair the stairway to basement. <br />9. Retain the services of a qualified roofing contractor to repair the roof covering. This will <br />include removal and repair of scupper drains or reinstall with same or similaz drains. <br />10. Retain the services of a qualified landscape or general contractor to improve drainage <br />around the foundation to achieve not less than 1/2" fall per foot for at least five feet away <br />from the foundation. <br />It may be beneficial to conduct a laser elevation survey of all floor systems after maintenance <br />items and repairs have been accomplished to establish a bench mark in which to monitor any <br />future change in elevation or to identify subsidence. <br />Expanded comments of observed conditions are listed in the OBSERVATIONS section of this <br />report. <br /> <br />
