t <br />, <br />INVESTIGATION REPORT <br />12630 Highway 12 <br />Weston, Colorado <br />L441V1~11 11V1~ <br />A 150 acre ranch with two adobe houses and two partial adobe barns. The ranch house is a <br />partial two-story structure with partial basement, crawlspace, breezeway and two car garage. The <br />bunk house is a one-story structure with attached garage and crawlspace. <br />' PURPOSE & SCOPE <br />The purpose of this inspection is to perform limited visual observations of specific portions of the <br />construction and systems of the above referenced property as outlined in the Commercial Contract <br />for Inspection, dated February 24, 1993. <br />M The scope of this investigation included limited visual observations of the roofs (from a structure! <br />point of view), structural elements, and the grounds in the immediate vicinity of the structures for <br />evidence of subsidence. <br />This investigation is not to be considered a technically exhaustive investiga[ion. No soils tests, <br />' laboratory tests or in~epth testing of any kind were performed. Only those items which were <br />readily visible, without moving or removing visual obstructions, were viewed unless specifically <br />stated otherwise in this report. <br />'~'If any azeas are noted as being inaccessible by this report, those areas should be made accessible <br />M for inspection as there may be deficiencies which need repair. l"sttvironmental issues or hazards <br />aze not part of this investigation. <br />RANCH ROUSE CONCLUSIONS <br />Based on observations made during the course of our investigation, there is evidence of structural <br />movement within the ranch house which has resulted in significant cracking of the stucco coating. <br />There is also roof related water damage. Without a bench mark, we could not ascertain over <br />what period of time these conditions have occurred, or whether they aze of an ongoing nature. <br />Observations made in the body of this report will identify the conditions that aze believed to be <br />related to subsidence of the soils supporting the ranch house. <br />The following recommendations should serve multiple purposes: 1) to perform the necessary <br />building maintenance; 2) to establish a pattern that ongoing diligent maintenance has been <br />~~ performed; and 3) to establish a bench mazk for future monitoring of potential building <br />~ movemendsubsidence. <br />..,~ <br />
