~` r <br /> Mr. Jim Tatum <br /> ref: Solitario Ranch <br /> March 8, 1993 <br /> page 3 <br />OBSERVATIONS <br />RANCH HOUSE <br />ROOF <br />The roof consists of four independent elevations of flat to low sloped roofs, which includes the <br />attached garage roof. The roof decks exhibit no unusual sagging, crowning, or deflection. <br />The roof covering is a steel panel roof system which exhibits no unusual or significant <br />deterioratoon at this time. There is a need for repair at or near the parapet walls and/or scupper <br />drains. These conditions will be pointed out in the photograph identification section. <br />.+~ <br />The chimneys, which extend above the roof line, exhibit need for some repair. The most notable <br />condition is at the southwest corner of the upper level roof elevation where the chimney is <br />experiencing stucco and mortar deterioration. Additional chimney observations will be pointed <br />out in the photograph identification section. <br />ERTERIOR WALLS <br />The exterior walls are adobe with a stucco coating. For the most part, the wall lines are <br />~..coiisidered to be reasonably straight for this type of construction. There is some cracking and <br />water related deterioration neaz a roof scupper drain at the most southeast scupper of the upper <br />level roof. There is a significant amount of interior water damage in the same area. It was not <br />possible to determine if the water damage preceded the cracking. Other areas of cracking exist in <br />isolated areas on the exterior of the home. <br />There is evidence of stucco repair in various areas of the exterior walls. The repairs were <br />accomplished in a reasonable manner. This type of repair is commonly found on a building of its <br />age and construction. It is uncommon; however, to fmd relatively straight line cracks. See <br />photograph identification section for additional information. <br />ERTERIOR SURFACE DRAINAGE <br />The site adjacent to the building is generally flat. Directly north of the building is a significant <br />drop in elevation down to a small stream. The courtyazd, on the most southern side of the <br />building, appears to have a negative slope towazd the building. In addition, areas of water <br />ponding exist around the entire building perimeter which contributes to localized <br />subsidence compaction of the soils neaz the foundation. <br /> <br />~J <br />
