Memo to BOCC <br />Re: SDE No. 97-01 <br />April 7, 1997 <br />Page 4 <br />"...Drainage from this site <br />facilities." <br />u <br />.does not impact County roads or drainage <br />"This proposal does not impact the County road system since all access <br />points are onto the State highway system." <br />This site contains the historic Goodnight Barn. It is this department's <br />understanding that the County plans to acquire title to the barn in the <br />future. If that is the case then this would seem to be the opportune <br />time to have a lot created for this specific site." <br />The Pueblo Board of Water Works letter of March 12, 1997, indicates "no objections to <br />the subject subdivision exemption." <br />The Colorado Department of Transportation letter of April 1, 1997, indicates no <br />comments as to the subdivision exemption, but indicates if the future "use of the parcel <br />changes, which significantly increases traffic volumes, an application for Access Permit <br />would be required." <br />The Colorado Division of Wildlife letter of March 9, 1997, indicates the requested parcel <br />"will not adversely affect the wildlife resource as this parcel is currently being utilized as <br />the plant site for Transit Mix." <br />The Greemnrav and Nature Center letter of April 9, 1997, indicates no specific objections <br />to the proposal provided the historic Goodnight Barn is not adversely affected or that <br />negotiation for possible future public use of this area as part of a larger nature, <br />recreation, and wildlife area are not hampered (Exhibit 9). <br />STAFF COMMENTS <br />Staff conducted an on-site review of the property on April 7, 1997, and observed <br />the following (Exhibit 7): <br />• The 10t acre property is developed with offices, concrete hatching plant, <br />aggregate storage piles, conveyor equipment, truck parking and washdown <br />areas. <br />The Goodnight Barn structure is within the boundaries of this subdivision <br />exerption. Transit Mix has submitted a letter to the Department regarding its <br />intentions to continue Valco's efforts in the preservation of the Goodnight Barn <br />(Exhibit 8) <br />
