<br />' AMENDMENT OF A CONDITIONAL USE <br />TO ADD A CONCRETE BATCH PLANT <br />Suburban Sand and Gravel Co. is requesting use for the <br />Concrete Batch Plant located at the pit be extended for the life <br />' of the sand and gravel mine. The plant will remain in the <br />northeast part of the property, on approximately 4.61 acres +/- of <br />land currently zone A-3 by Adams County. Plans include continued <br />operation of a Concrete Batch Plant. <br />1. STATEMENT OF COKPATIBILITY WITS THE SURRODNDIN6 AREA. <br />The existing operation has been compatible with the surround- <br />ing area since 1979. This facility will be located on ap- <br />proximately 4.61 acres +/- in the northeastern part of the 175.83 <br />acre +/- existing approved Conditional Use Permit issued for sand <br />' and gravel extraction. Current surrounding land uses include sand <br />and gravel mines to the north and southwest of the plant and an <br />approved use for mining on additional lands owned by Suburban Sand <br />and Gravel in this area. The continued operation of the Concrete <br />' Batch Plant is compatible with the existing surrounding land uses. <br />2. HARMONY WITH THE CHARACTER OF THE NEIGHBORHOOD. <br />' Sand and gravel is extracted from some properties zoned A-3 on <br />the west side of Brighton Road. Some land is used for agricul- <br />ture, and small pieces of property adjacent to the highway on the <br />' west are zoned A-3; one piece is zoned M.H. On the east side of <br />Brighton Road most of the land is zoned A-3; one small piece is <br />zoned I-1 and a couple of pieces are designated M.C. There are <br />' approximately twenty occupied houses within a one-half mile radius <br />of the subject property. Also within a one-half mile radius <br />are: a commercial feed lot, a private airport (for crop dusters), <br />a construction yard, an Aluminum recycling operation, a wood lot <br />' and two active mining operations. In addition Suburban owns the <br />adjoining property on the west and south sides. <br />' 3. NEED POR THE PROPOSED DSE. <br />This was determined at the original hearing when case A-82-79 <br />was approved. The plant continues to utilize nearby sand and <br />' gravel deposits in the production of the concrete. Expansion of <br />the metropolitan area continues to cover source material. This <br />plant has moved the source of concrete closer to the end users, <br />the building industry. We still expect the location of this plant <br />' to be suitable for up to 25 years. For that reason we now are <br />asking tnat the Plant use be extended for the life of the Condi- <br />tional Use. A substantial sum of money has been invested in <br />getting this Plant into operation and the denial of this request <br />would cause undue hardship on Suburban Sand and Gravel. <br /> <br /> <br />1 <br />
