J <br /> PROPOSED CHANGES 14 <br /> St. Vrain Creek <br />J <br />~ <br />County has not "mapped and designated" the 100-year flood plain area along <br />•~ St. Vrain Creek, there might be a legal question as to present ap;~licability <br /> of the county's flood plain zoning amendments to WPC's application for use <br /> by special review. <br />^1 <br />S If .it should be subsequently determined that Boulder County':. flood <br />~ plain zoning regulations are currently applicable to WPC's application and, <br />-•~ furthermore, that the Weng farm is located within St. Vrain Creek's 100-year <br /> flood plain, then it can be shown that WPC's proposed site development plan <br /> will not violate any provisions to the county's flood plain zoning regula- <br /> tions. Key factors in this showing of compliance with regulations and non- <br /> injury to other persons and interests will be WPC' s proposed overf:.ow spill- <br /> <br />";k ways (Exhibit 4).
