PCPC <br />Re:SUP2002-005 <br />6/11 /2002 <br />Page 7 <br />(a) The requested use is a use listed as a special permitted use in the district in <br />which the parcel is located. <br />The "extraction and processing of natural deposits" is listed as ause-by-review in the A-1, <br />Agricultural (minimum 35 acres) Zone District. Cortner Pit #2 was permitted under Special <br />Use Permit No. 609, and would be amended under this Special Use Permit. <br />(b) The granting of the special use appeal will not substantially modify the land use <br />plan or the intent, purpose and spirit of this resolution. <br />This special use permit does not modify the land use plan. According to the Zoning <br />Resolution, the spirit and purpose of the A-1 Zone District is "...to retain and promote the <br />appropriate use of dry range and irrigated lands and encourage open use of fhe land in <br />keeping with its natural characteristics and agricultural functions." This proposal to amend <br />Special Use Permit No. 609 is generally consistent with that intent. <br />(c) This special use proposal incorporates reasonable means to create an <br />environment harmonious with that of the surrounding properties. <br />The proposed operation is consistent with surrounding land uses including mineral <br />extraction and processing activities, and rangeland grazing operations. <br />(d) The special use will not adversely affect the public health, safety, or welfare. <br />The site of the proposed operation is on private property surrounded by similar land uses, <br />which are regulated by other Federal, State, and local agencies to protect the public health, <br />safety, and welfare.
