1 <br /> ' VM. ROADWAYS <br /> ' Primary access to the site is at its north end, at the signalized intersection of U.S. 36 <br /> (Boulder-Denver Turnpike), Foothills Parkway, and Table Mesa Drive. A paved road <br /> currently extends south from this intersection to provide all-weather access to the leased <br /> ' building, and to serve as the haul road for trucks carrying out gravel. The haul road is <br /> located in the pit along the inside of the east property line, and provides access for trucks <br /> ' to a weigh scale and to the gravel loading plant. <br /> A secondary access is located at the southwest corner of the Property, where a gravel <br /> road connects to South Broadway as it leaves the City limits. (Broadway becomes <br /> Colorado State Highway 93 at this location). Various gravel roads connect to each other <br /> throughout the Property, providing access internally for mining operations vehicles. <br /> Two major road connections on the property have been considered by City and County <br /> ' land planners, but not constructed: <br /> a.) South Extension of Foothills Parkway. This often discussed road would extend <br /> Foothills Parkway across the interchange at U.S. 36 to connect to South <br /> Broadway/Colorado 93. A 100 foot right of way is owned by the City of Boulder <br /> adjacent to the west Property line for this possible road extension however, the <br /> Boulder City government has consistently maintained its opposition to <br /> ' constructing the road. <br /> b.) Easterly Extension of Tantra Drive. The development of Tantra Drive, around the <br /> commercial and multi-family residential area at the northwest comer of the <br /> property, anticipated that Tantra Drive could encircle this high density area. <br /> Extending Tantra Drive to the east to connect to the Gateway Property's main <br /> ' access road would complete this circle. The City has not made a recommendation <br /> on such a connection. <br /> ' -25- <br />
