Following the completion of mining and gravel processing activities, much of this
area will continue to be used by the buyer of the property and the City of Rifle as an
industrial site. A new intake for the City water treatment plant is planned for the site.
A fence will be constructed around the lake to protect the water source from
contamination.
o it
Much of the gravel mining activity at the site was completed prior to 1977 by another
party. All available topsoil was used for reclamation of the slopes and perimeter areas
around the excavated lakes.
Reveg_etation
The office, shop and surrounding product processing and storage area located at the
western end of the Phase I area is expected to be left as an industrial site for the next
landowner, The firm that has committed to the purchase is engaged in the paving
construction and paving maintenance business and will use the site as a home base for
the business. The site will be used for administration of the firm, equipment
maintenance, equipment storage and product storage. In addition, the RV camping
area will be used for employee housing during the construction season. The site
meets this firm' s requirements very well as it is right now. The firm is an industrial
firm and it needs an industrial site.
The City of Rifle (future landowner) has requested that the shore of the western-most
lake at the site be kept free of vegetation. According to the City officials, grounds
maintenance becomes a simpler task if vegetation is kept to a minimum around the
lake. Their plan is to eliminate all vegetation when they take possession of the
property.
At the present time vegetation at the Rocks-R-Us parcel (areas other than the
industrial use area) are vegetated sufficiently to meet the Rangeland ]and use
requirements.
The parcel that is owned by the Colorado Rivers Edge LLP has vegetative cover
sufficient to meet the Rangeland land use classification. The vegetative cover exhibits
diversity, good vegetative cover density and appears to be self sustaining. The area
has not been irrigated or fertilized recently and is growing well. Slopes at the shore of
the lake are usable by livestock and are stable. No rills or gullies are present at the
slopes of the lake.
Noxious weeds are not present at the site.
Please see the photographs that are attached to this report to see the vegetation that is
present at the site. Please remember that the pictures were taken at the end of
February.
