1 <br />FILE No. 988 05125 '95 08:43 ID~MKAiDENVER <br />& Associates, Inc. <br />Con•truetion Con•ulrant• do Engineers <br />Ms. Ann Tatum <br />Jim Tatum & Associates <br />May 23, 1995 <br />Page 2 <br />SITE OBSERVATIONS <br />13037930551 <br />An inspection of the property was conducted by MKA on April 24, 1995. <br />Pertinent observations are summarized below: <br />Interior Finishes <br />• A large number of significant cracks have developed in the <br />interior plaster finishes within the house. The majority of the <br />distress was located in the eastern, two-story portion of the <br />structure. As noted by others, these cracks, in general, were <br />wider at the top of the wall than near the base of the wall where <br />they terminate. Much of the distress appears to have developed <br />fairly recently and, in many locations, the crack widths exceeded <br />1/8 in. In addition to the cracking distress, there were visible <br />separations (I /4 in.) where the east and south exterior walls abut <br />the floor and roof framing. A detailed documentation of the <br />interior distress was performed during our site visit but, for <br />purposes of brevity, will not be reproduced in this report. <br />• Substantial deterioration and distress in the south wall of the <br />second story sitting room was noted. It was apparent that this <br />deterioration was the result of persistent moisture infiltration. <br />Foundations <br />• There was no significant distress or evidence of movement <br />affecting the concrete foundation walls of the basement at the <br />west end of the house. <br />• We spent a considerable amount of time within the shallow <br />crawl space. During our examination of the rubble stone <br />foundation for the central portion of the house, we saw no <br />indications of significant deterioration or distress. These <br />foundations were in surprisingly good condition considering the <br />age of the structure. Limited access prevented us from making a <br />PAGE 3 <br />
