Ann Tatum <br />Jim Tatum dr Associates <br />May 23, 1995 <br />Page 3 <br />close and detailed inspection of the foundations for the eastern <br />(two-story) portion of the house. <br />Exterior FinishErs <br />• The exterior of the house exhibited various signs of distress, <br />however, the magnitude and extent of vertical cracking was not <br />as widespread as we observed on the interior walls. This may <br />stem from the cement stucco finish which tends to mask and <br />restrain substantial surface sacking. <br />• There were, however, localized areas on the building exterior <br />which indicated significant distress and deterioration. <br />Speafically, the south wall above the second story level near the <br />east end of the house was badly deteriorated from prolonged <br />exposure to moisture. This deterioration corresponded with the <br />interior damage we noted within the upstairs sitting room. <br />There was also a clearly visible crack at the junction of the south <br />and east walls. Substantial cracking has also developed at the <br />crown of the buttress at the northeast corner of the house. <br />Roof System <br />• A standing seam metal roofing system has been installed on the <br />upper and lower portions of the house. There was clear <br />evidence that water runoff from the upper roof is circumventing <br />the flashing and waterproofing at the easternmost wood scupper <br />that discharges to the south side of the house. This leak <br />appeared to be the primary source of moisture that is producing <br />the significant deterioration of the south wall. <br />Site Conditions <br />• Positive surface drainage has been provided along the east and <br />north sides of the house. However, marginal drainage was <br />noted adjacent to the west and south elevations. <br />
