PAGE FOUR <br />CASE #PRJ2001-00060 <br />STAGECOACH SAND & GRAVEL MINE <br />3. It shall be the responsibility of the applicant to obtain the necessary right-of--way for the <br />proposed street improvements at the intersection of East 124'h Avenue & Brighton Road. <br />4. The Technical Review Guidelines for Gravel Mining Activities and the County's <br />Floodplain Regulations shall govern as the minimum standard for the proposed <br />development. <br />5. The applicant shall gain approval of a Floodplain Use Permit. <br />6. The setback from the top of the bank shall be a minimum of 100 feet if the bank and the <br />pit-side bank are protected, 200 feet if just one bank is protected, and 400 feet with no <br />protection to either bank. <br />7. All fuel tanks shall be elevated a minimum of one foot above the 100 year flood elevation <br />and installed away from the floodway. <br />8. The temporary overburden and topsoil stockpiles shall be placed outside of the floodway. <br />9. The sheets on the proposed haul route shall be maintained by the applicant. Any rutting <br />and potholes over one inch deep shall be repaired within 24 hours. <br />10. Design and construction of a northbound lefr tum lane on Brighton Road at the site <br />entrance, and design and construction of street improvements at the intersection of East <br />124'h Avenue and Brighton Road will be required prior to the start of mining operations. <br />The design and construction plans must be approved by the Directors of Department of <br />Public Works and the Planning and Development Department. <br />11. The applicant shall utilize the proposed haul routes only and shall be permitted to use <br />Brighton Road, north of the pit entrance for a maximum of 25 trips per day. Further, any <br />alterations in haul routes must be approved by the Directors of the Department of Public <br />Works and the Planning and Development Department. <br />12. Mining and Reclamation shall comply with the Technical Review guidelines for Gravel <br />Ivtining Activities, December 1987, as adopted by Adams County under section 11.241 <br />(7) of the Adams Countv Zoning Re ulations. <br />13. If fuel will be stored on this site: the applicant shall provide a spill prevention plan and <br />release prevention plan for fuel storage and fueling operations. Good housekeeping shall <br />be practiced at this site at all times. Spill and drip containment pans shall be emptied <br />frequently and all spills shall be cleaned up and disposed of immediately at a facility <br />permitted for such disposal. <br />14. All fuel storage at this site shall be provided with secondary containment, which complies <br />with State of Colorado Oil Inspection Section Regulations. <br />I5. All fueling areas shall be separated from the rest of the site's surface area and protected <br />from stormwater. <br />
