Lessee agrees to keep the leased premises <br /> and tlio improvements thereon, if any, in a neat, clean <br /> and attractive condition and to comply with all federal, <br /> state and county laws, ordinances and other governmental <br /> rules and regulations concerning the leased premises and <br /> the improvements thereon. <br /> ARTICLE VII <br /> TAXES <br /> 1. Lessee shall pay as additional rent before <br /> they become delinquent all real. estate taxes and assess- <br /> ments, both general and special, allocable against the <br /> leased premises and improvements on the leased premises <br /> which are applicable to and payable during any of the <br /> periods of the term of this lease; provided, however, that <br /> as to all special assessments which can be paid in install- <br /> ments, lessee may pay the same in installments if he so <br /> desires. Notwithstanding the covenant contained in the <br />• first sentence of this Article, Lessee may at his expense <br /> contest any assessment for general taxes or special improve- <br /> ments in its own name or in the name of Lessor or both. <br /> 2. Lessee shall furnish to Lessor within thirty <br /> (30) days after any amount is payable by Lessee as provided <br /> in this Article, a photocopy of the official receipt of <br /> the appropriate taxing authority or other proof satisfactory <br /> to the Lessor evidencing payment. <br /> ARTICLE VIIL <br /> PAYMENTS BY LESSOR <br /> If Lessee fails to pay the taxes which is obli- <br /> gated to pay hereunder, Lessor may pay such taxes wand the <br /> amounts so paid and expended, including reasonable expenses, <br /> shall be so much additional rent due from Lessee hereunder. r <br /> ARTICLE IX <br /> DEFAULT " <br /> The occurrence of any of the following shall con- <br />. stitute an event of default: <br /> 1.
