Failure within thirty (30) days after written notice thereof has been given by Lessor to Lessee to cure any default of Lessee in the observance or performance of any of Lessee's other covenants, agreements or obligations hereunder (excepting failure to pay rent or any other sums to be oaid by Lessee hereunder, which failure would be governed by the terms of paragraph 1 of this Article); or 3. Lessee being adjudicated a bankrupt or insol- vent; or ~ , 4. Lessee having a receiver appointed for all or substantially all of its assets on the ground of Lessee's insolvency. Uoon the occurrence of an event of default, Lessor, at its option, shall have the right to terminate this lease, provided, however, that such default or defaults have not been cured within the periods of time specified in the notices provided to be given in conformity with the provi- • sions of paragraphs 1 and 2 of this Article, all rights granted Lessee hereunder shall cease, and Lessee hereby covenants to yield up and surrender peaceably and quietly • to Lessor the demised premises and to remove all improvements .from the leased premises. All property not so removed shall be deemed to have been abandoned and may be appropriated, sold or destroyed or otherwise disposed o£ by Lessor without notice to Lessee. ARTICLE X EXPIRATION OP LEASE At the termination of this lease, Lessee shall peaceably and quietly leave, surrender and deliver the leased premises to Lessor and shall remove all improvements from the leased premises.
