Failure within thirty (30) days after written <br /> notice thereof has been given by Lessor to Lessee to cure <br /> any default of Lessee in the observance or performance of <br /> any of Lessee's other covenants, agreements or obligations <br /> hereunder (excepting failure to pay rent or any other sums <br /> to be oaid by Lessee hereunder, which failure would be <br /> governed by the terms of paragraph 1 of this Article); or <br /> 3. Lessee being adjudicated a bankrupt or insol- <br /> vent; or ~ , <br /> 4. Lessee having a receiver appointed for all <br /> or substantially all of its assets on the ground of Lessee's <br /> insolvency. <br /> Uoon the occurrence of an event of default, Lessor, <br /> at its option, shall have the right to terminate this lease, <br /> provided, however, that such default or defaults have not <br /> been cured within the periods of time specified in the <br /> notices provided to be given in conformity with the provi- <br />• sions of paragraphs 1 and 2 of this Article, all rights <br /> granted Lessee hereunder shall cease, and Lessee hereby <br /> covenants to yield up and surrender peaceably and quietly <br /> • to Lessor the demised premises and to remove all improvements <br /> .from the leased premises. All property not so removed shall <br /> be deemed to have been abandoned and may be appropriated, <br /> sold or destroyed or otherwise disposed o£ by Lessor without <br /> notice to Lessee. <br /> ARTICLE X <br /> EXPIRATION OP LEASE <br /> At the termination of this lease, Lessee shall <br /> peaceably and quietly leave, surrender and deliver the <br /> leased premises to Lessor and shall remove all improvements <br /> from the leased premises.
