TERN OF LEASE
The term of this lease and the payment of rental
hereunder shall commence on the 1st day of May, 1978, and
shall continue for a period of ten years thereafter. In
addition, Lessee shall have the option to extend the term
of this lease for two additional terms of ten years each,
both of which options shall be exercised by the Lessee
giving written notice to Lessor by certified mail, return
receipt requested, not less than one hundred eighty (180)
days prior to the expiration of the then-existing term. It
shall be a condition of the exercise of both of the foregoing
options that at the time of the exercise of same, Lessee
shall not be in default hereunder. Both such extended terms
hereof shall be upon the same terms and conditions as are
provided herein except that the rent amcunt during each such
renewal term shall be adjusted to reflect any upward change

Such computation shall be made as provided in paragraph IV
below.
ARTICLE III
POSSESSION -
• Possession shall be given to Lessee on May 1, 1978,
the commencement of the term of this lease.
ARTICLE IV
RENT
1. Lessee agrees to pay as rent for the leased
premises the sum of Two Thousand Five Hundred Dollars
(52,500.00) for the term of the lease, payable with the execu-
tion of this lease. Lessor acknowledges receipt from any
payment by Lessee of the sum of 52,500.00 at the time of the
signing of this ground Lease.
2. In the event Lessee shall exercise his option
to extend this lease for the first additional ten-year term,
. the rental during such term shall be increased by a percentage
equal to the cost of living percentage increase during the
