SECT'I®N IX: Illy®ItM C®I~A'I'IBILI~'~' ST'ANIDAI2IDS <br />9.1 P®LIC~' <br />A. Nonimninaement, The zoning policy of Crilpin County is centered on the policies of <br />nonimpingement. To acwmplish this, a series of Barriers between adjacent uses shall be <br />required as set forth below. <br />B. Barriers and New Uses. <br />1. New. Bamers shall be required only of new land uses to protect existing land <br />uses. <br />2. Non-Conformine. Non-confoaning uses applying for a zoning classification <br />shall be required to furnish Barriers required of that classification. <br />3. Prior. Uses for which zoning was obtained prior to the date of this Resolution <br />shall not be required to erect buffers asset forth below, except in unbuffered azeas <br />screening of trash and storage per section 9.2C and screening of trailers per <br />section 9.ZD shall be required. <br />C. Barrier Responsibility. Barriers shall be installed and properly maintained by the <br />property owner. <br />D. Uniform Apulication. In addition to Barriers, which included Buffers and Screens, <br />separating adjacent uses, certain uniform standards covering emissions, building heights, <br />Individual Sanitary Disposal System installations, and trash aze promulgated to promote <br />compatibility of use. These requirements aze uniform throughout the County unless <br />otherwise specified. <br />9.2 BAIiItIEILS <br />A. Adi acent Use Senazation. To promote maximum flem'bility of use and to prevent <br />impingement of adjacent land uses, a system of Buffers and Screens is hereby required to <br />protect existing uses from new adjacent uses. <br />B. Barrier Tyoes. Barriers shall consist of three general types: <br />1. Buffers. Suffers aze living belts of trees and/or shrubs, lying adjacent to the <br />property line, of specified height and density, and aze located on the private lot <br />unless otherwise specifies. <br />2. Screens. Screens aze opaque Barriers foffied by a fence, wall, berm, or <br />structure that is a 100% visual black as seen from a property line. <br />3. Tvae required.
