The variance, if approved, would be consistent with the efficient <br />development and preservation of the goals, objectives and standazds <br />of the particulaz zone district and would not affect, in a substantially <br />adverse manner, properly values or the enjoyment of surrounding <br />land, or the p¢blic interest. <br />S.9 Comnre-nerasive Sim Plan. <br />It is recognized that there aze special circumstances within the County that <br />deserve flexibility from the standards prescribed in this Section, when such flexibility is <br />in the best interest of the community. The purpose of the comprehensive sign plan is to <br />afford such flexibility while still meeting the purpose of this Section. <br />The Board of County Commissioners may permit the utilization of comprehensive <br />sign plans for: 1) Planned Unit Developments; 2) internal subdivision or development <br />signage; 3) multiple businesses located in a single building; or 4) building complexes <br />which are located on one (1) lot or parcel or two (2) or more continuous parcels, which <br />are held in unified control. Comprehensive sign plans shall meet the following <br />requirements: <br />(1) The applicant must submit a detailed sign plan with attached written <br />stipulations to the Planning Commission for review. Such stipulations shall <br />consider aU appropriate concerns, including but not limited to an accurate <br />survey map or site plan describing the area in which the planwill be in effect, <br />location of signs, size, height, color, lighting, orientation, consfxuction <br />material and copy. If there are signs within the legally descn~ed azea which <br />will not conform to the standards described in the comprehensive sign plan, <br />procedures and time frames for securing the removal of ndnconforming signs <br />shall be detailed. Upon reviewing the plan, the Planning Commission shall <br />submit its recommendations to the Board of County Commissioners. <br />(2) No minimum or maximum standards are established for the comprehensive <br />sign plans, but each plan must contain such limitations within the plan <br />stipulations. <br />(3) The sign plan shall be reviewed in terms of its impact on surrounding land <br />uses and its compatr~bility with the putposes of the sign code. <br />(4) All panties affected by provisions of the comprehensive sign plans must be <br />signatory to such plans. If multiple businesses in a single building, building <br />complexes or portions thereof aze governed by a management agreement, the <br />duly constituted representative of the management association or firm shall be <br />signatory to such plan.. It is not necessary for owners or lessees to sign if said <br />representative has signed on their behalf. <br />Gflpin County Zoning Regulations 58 <br />
