~.4 O'&'1f~iiS SE'I<'18ACI{S <br />A. C-3, C-4, and C-5 FIRE RESISTANT SIDE SETBACKS. In Districts C-3 and <br />C-4, structures constructed of fire resistant materials as defined in the Uniform <br />Building Code may have zero (0) side setback, provided that: <br />1. Interior Walls. Interior fire walls are constructed in accordance with <br />the Uniform Building Code and/or local fire codes applicable to the <br />district. , <br />2. ide Yatd. The side yard does not front on another road. In the case of <br />a corner lot, the side setback shall be the same as that required for front <br />setback. Frontage mad and buffering requirements, if any, must be <br />provided. <br />3. Rear Yard. Access to the reaz yard for emergency vehicles must be <br />provided in accordance with the requirements of the local fire district. <br />B. C-3, C-4, and C-5 NON FIRE RESISTANT SIDE SETBACKS. In Districts <br />C-3 and C-4, structures constructed of non fire resistant materials as defined in the <br />Uniform Building Code must be set back 15 feet from the property line; except, if <br />the side line fronts on another mad, the setback restrictions shall be the same as <br />the frontage restriction on that road. <br />C. C-3, C-4, and C-5 RF AR 5ETBACK,S. In Aistricts C-3, C-4, and C-5, the <br />reaz setback shall be a m;n;mum of 30 feet unless the rear property line abuts a <br />public road, in which case the rear setback shall be treated in distance and <br />buffering as frontage on that road <br />4.5 PA$Y~G <br />A. PARING IN C-3, C-4, and C-5 DISTRICTS <br />1. Minimum Pazldne. A nrinimum garkiag area shall be provided <br />sufficient to meet the following requirements: <br />a, Pazxine Spaces. One automobile parking space, 10 feet wide <br />and 20 feet long, with associated access and back up areas, shall be <br />provided for each 200 square feet of commercially used structure. <br />b. Peak Usaee. In the case of retail stares, restaurants, or other <br />operations incuaing heavy customer parking requirements, a <br />pazking azea must be provide sufficient to meet peak customer <br />usage periods. <br />c.
