3. Commercial Pazking Lois. All commercial pazking lots as defned elsewhere <br />shall require C-4 zoning. <br />4. Location Restriction. C-4 zones may not be located adjacent to a Residential <br />district. <br />C. C-S Industrial. <br />1. General Use. A district zoned C-5 is reserved for potentially high impact <br />activities such as cement or asphalt plants, metal or other manufacture, foundries, <br />power plants, food processing, dumps or waste disposal, and warehousing of <br />materials not for use on site. <br />2. Other Requirements. C-5 uses shall follow C-4 standards for screens and <br />buffers, pazking, except such standards may be modified on a case-by-case basis <br />depending on the potential impact ofthe operation. <br />3. Location Restriction. C-5 districts may not be located adjacent to a Residential <br />district. <br />4.3 &'fit®N7CA~E <br />A. Districts C-3, C-4 and C-5. <br />1. Setback. The front setback shall be 30 feet from the lot line or 120 feet <br />from the center line of an Arterial highway (State highways #119, #72 and <br />i`#46); or 70 feet from the center line of a Collector road (county numbered <br />road); or 60 feet from the center line of a Local Access road (Cou~y un- <br />numberedroad), whichever distance is greater. <br />2. Frontaee Road. C-3,C-4, and C-5 Districts located on Arterial <br />highways are required to provide an easement 60 feet in depth, adjacent to <br />the highway right of way or 60 feet from the center line of the roadway. <br />Suchright-of-way shall be for the construction of a frontage road so that <br />adjacent property owners of C-3, C-4, and C-5 Districts shall share the <br />limited access to the Arterial highway. <br />3. Resoonsrbility. Such frontage road need be constructed, at the expense <br />of the property owners, only when 2 or more abutting Districts are formed. <br />4. County Road Standards. Frontage roads shall be constrrcted in <br />accordance with county standards For Local Access roads and, upon <br />completion; inspection and approval, shall be accepted for maintenance as <br />part of the County mad system. <br />5. Buffer. The azea between the arterial right of way and the Local <br />Access roadway shall contain a Buffer conforming to the depth and <br />planting requirements set forth in SECTION IX, buffer requirements. <br />Gilpin County Zoning Regulations 35 <br />
